How much will selling your home cost - no hidden extras


We recognise that Selling a property can be a costly exercise and at WJ Tobin we do not believe in charging extroadinary prices for marketing, only to self promote ourselves and not your own property.

We are extremely well known and respected for this very philosophy within the community!

We only charge you for monies actually spent on advertising and provide you with copies of all advertisements run, on a weekly basis. We also cover the costs ourselves up front along the way and only ask for reimbursement when we have successfully sold your home and the property settles...

We also believe in being completely up front with you prior to you deciding to list with WJ Tobin and explain all costs to you so that you are totally informed right from the beginning and understand that there are no "hidden extras". The total costs you will expect to pay for selling with WJ Tobin and Co are:-

We charge a standard Real Estate Industry of Qld rated amount of commission of 5% of the first $18,000 then 2.5% of the balance + GST.

We charge a Maximum Marketing Fee of $1,990.00 which includes GST.


This amount covers all Brochures, Newspaper Advertisements, Internet Advertising and all signage.

You will receive a weekly account of all monies expended on your advertising and a copy of the advertisement. Remember, this is a maximum amount charged so if your home successfully sells after only a short period, you will only ever pay for what has been expended by us up to that time. Likewise, we promise that we will continue advertising your home until a successful sale is reached and you will only ever pay the maximum amount, even if the advertising amount far exceeds this amount.

The advertising fee is paid upon settlement together with the commission amount.

If you are a previous client of myself or WJ Tobin and Co then ask me about a reduced Selling Fee. We always value return Business!

* Please Note that should you decide to Auction your property, an individual Marketing Program will be designed for you and a separate marketing package provided.


What we ask you to pay up front

We only ask for the professional photography payment up front.

This amount is between $165.00 to $250.00 (individual packages are available to suit your budget) and includes a full portfolio of colour photographs of your property with both internal and external images. A full tax invoice and receipt is issued as well as a copy of the photos and the photos remain your property.

Once you have listed your property, the photos have been taken and the sign is up, it's all systems go and your selling process begins and I'll be there with you every step of the way!
